En el marco del 2\u00ba Congreso Nacional de Servicing Inmobiliario-CMS Group, y en la mesa \u2018Residencial en alquiler &amp; Build to Rent \u2013 Un mercado en crecimiento\u2019, celebrada de forma online el 16 de octubre de 2020, <strong>Sergio G\u00e1lvez, Director General de Estrategia, Inversiones y Desarrollos Alternativos de <a href=\"https:\/\/www.aedashomes.com\/\">AEDAS Homes<\/a><\/strong>, aport\u00f3 la visi\u00f3n de la compa\u00f1\u00eda y sent\u00f3 las bases para el futuro de este mercado: \u201cEn diez a\u00f1os veremos un parque de viviendas de oferta profesionalizada y dise\u00f1ada desde origen para ser orientada al alquiler\u201d.<\/p>\r\n\r\n\r\n\r\n<p>Sergio G\u00e1lvez comparti\u00f3 este encuentro digital con Jorge Pereda, Rental Residential Director de Grupo Lar; Juan Carlos \u00c1lvarez Cortizo, Director General de Gesti\u00f3n de Negocio Patrimonial; Mario Verdyguer, Head of Residential-Head of Property Management de BNP Paribas Real Estate; y Rafael Valderr\u00e1bano, CEO de B\u00e1sico Real Estate; en una mesa que estuvo moderada por Amadeo Gim\u00e9nez Stamminger, vicepresidente de Alantra, quien lanz\u00f3 el debate apuntando al <strong>Build to Rent como una de las tendencias inmobiliarias del momento. <\/strong><\/p>\r\n\r\n\r\n\r\n\r\n\r\n<p>Adem\u00e1s, el vicepresidente de Alantra advirti\u00f3 del retraso hist\u00f3rico del mercado del alquiler en Espa\u00f1a a nivel de gesti\u00f3n profesional en comparaci\u00f3n con otros pa\u00edses europeos, por lo que promotoras, fondos de inversi\u00f3n o gestoras tienen por delante una gran oportunidad para crear este gran mercado. De hecho, seg\u00fan apunt\u00f3, <strong>se prev\u00e9 que se necesiten hasta 80.000 viviendas en este r\u00e9gimen hasta 2024 y m\u00e1s de medio mill\u00f3n en la pr\u00f3xima d\u00e9cada. <\/strong><\/p>\r\n\r\n\r\n\r\n<h2 class=\"wp-block-heading\"><strong>BtR: \u00bfHay vida m\u00e1s all\u00e1 de Madrid?<\/strong><\/h2>\r\n\r\n\r\n\r\n<p class=\"has-text-color has-very-dark-gray-color\"><a>Uno de los puntos que se pusieron sobre la mesa fue si el BtR puede resultar atractivo para los inversores m\u00e1s all\u00e1 de Madrid y su \u00e1rea metropolitana. Sergio G\u00e1lvez respondi\u00f3 que no todas las ubicaciones tienen demanda para resultar atractivas en t\u00e9rminos de rentabilidad, pero que s\u00ed \u201cse est\u00e1 viendo que hay otras ciudades que cuentan con una demanda insatisfecha y a los que adem\u00e1s hay que sumar la presi\u00f3n de los precios, como <strong>Valencia, Alicante o M\u00e1laga<\/strong>\u201d. <\/a><\/p>\r\n\r\n\r\n\r\n<p>Asimismo, el directivo de AEDAS Homes subray\u00f3 que <strong>\u201cel inversor est\u00e1 evolucionando en los \u00faltimos a\u00f1os y virando a objetivos de yield m\u00e1s amplios que los que puede ofrecer Madrid\u201d.<\/strong>\u00a0 Aun as\u00ed, Sergio G\u00e1lvez recalc\u00f3 que Madrid re\u00fane todas las caracter\u00edsticas\u00a0para seguir siendo un mercado objetivo en los pr\u00f3ximos a\u00f1os.<\/p>\r\n\r\n\r\n\r\n<p>G\u00e1lvez tambi\u00e9n puso de manifiesto que <strong>el Build to Rent es un negocio sostenible a largo plazo para la industria promotora:<\/strong> \u201cEl BtR debe estar presente en el sector para cerrar la brecha existente entre oferta y demanda, poniendo nuevo producto en el mercado y de forma relativamente r\u00e1pida\u201d. \u201cPara AEDAS Homes\u201d, explic\u00f3, <strong>\u201cel BtR es una oportunidad estrat\u00e9gica de una l\u00ednea de negocio complementaria con la promoci\u00f3n residencial pura, con otros retornos y otra naturaleza\u201d.<\/strong><\/p>\r\n","protected":false},"excerpt":{"rendered":"<p>En los \u00faltimos tiempos, m\u00faltiples actores inmobiliarios se han volcado en el segmento del Build to Rent (BtR) residencial por la gran oportunidad que representa.
