En este acreditado foro, subray\u00f3 la triple respuesta social, empresarial y ambiental que representa actualmente el Build to Rent (BtR) en Espa\u00f1a. Lo hizo en el workshop \u2018La promoci\u00f3n inmobiliaria y el build-to-rent\u2019 ante un auditorio repleto de expertos inmobiliarios llegados de todo el pa\u00eds. <\/p>\n\n\n\n<p>El CEO de AEDAS Homes comenz\u00f3 su exposici\u00f3n poniendo sobre\nla mesa los <strong>3.000 millones de inversi\u00f3n<\/strong> que supuso el BtR en 2022 en sus\ndiferentes segmentos. Una demanda con un potencial enorme. <strong>\u201cEspa\u00f1a necesitar\u00e1 1,5 millones de viviendas en alquiler<\/strong> hasta 2023\u201d, dijo. Respuesta social.<\/p>\n\n\n\n<p>2\u00aa. El BtR representa una <strong>inversi\u00f3n que protege el capital<\/strong>. \u201cOfrece rentas anuales del 4 o 5 % de forma estable\u201d, record\u00f3. Respuesta empresarial.<\/p>\n\n\n\n<p>3\u00aa. Es un sector que posibilita el cumplimiento de <strong>objetivos\nESG<\/strong>. \u201cPunto fundamental hoy en d\u00eda para todas las compa\u00f1\u00edas\u201d, se\u00f1al\u00f3.\nRespuesta ambiental.<\/p>\n\n\n\n<p>Al referirse a la necesidad de vivienda en alquiler, David Mart\u00ednez aludi\u00f3 al dif\u00edcil acceso, sobre todo, de los j\u00f3venes a una vivienda en propiedad \u2013\u201cdeben tener ahorrado el 30 % del precio de la casa\u201d, lament\u00f3- y valor\u00f3 el <strong>desplazamiento de los j\u00f3venes hacia el alquiler<\/strong>.<\/p>\n\n\n\n<p>\u201cExiste un cambio de pensamiento entre las nuevas\ngeneraciones, que <strong>est\u00e1n pasando de viviendas en propiedad a viviendas en\nposesi\u00f3n, es decir, pago por uso del servicio de housing<\/strong>\u201d, explic\u00f3. \u201cY es\naqu\u00ed donde el BtR juega un papel crucial porque el mercado no puede atender por\nlas v\u00edas tradicionales esta necesidad de vivienda en alquiler\u201d, a\u00f1adi\u00f3.<\/p>\n\n\n\n<div class=\"wp-block-image\"><figure class=\"alignright is-resized\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.aedashomes.com\/blog\/wp-content\/uploads\/2023\/01\/btr-aedas-homes-david-martinez.jpg\" alt=\"\" class=\"wp-image-16331\" width=\"371\" height=\"246\" srcset=\"https:\/\/www.aedashomes.com\/blog\/wp-content\/uploads\/2023\/01\/btr-aedas-homes-david-martinez.jpg 911w, https:\/\/www.aedashomes.com\/blog\/wp-content\/uploads\/2023\/01\/btr-aedas-homes-david-martinez-300x199.jpg 300w\" sizes=\"auto, (max-width: 371px) 100vw, 371px\" \/><figcaption>David Mart\u00ednez, CEO de AEDAS Homes<\/figcaption><\/figure><\/div>\n\n\n\n<p>En este punto, David Mart\u00ednez, reconoci\u00f3 que el camino del BtR no es sencillo y existen <strong>amenazas<\/strong> como la escasez de suelo para desarrollar estos proyectos de alquiler profesionalizado (\u201cno todo el suelo residencial vale para hacer una promoci\u00f3n llave en mano, bien por el tama\u00f1o, bien por la tipolog\u00eda de vivienda o bien por la ubicaci\u00f3n\u201d), la subida de los tipos de inter\u00e9s, el incremento de los costes de construcci\u00f3n y la incertidumbre en torno a la regulaci\u00f3n. <\/p>\n\n\n\n<p>Y concluy\u00f3 con un mensaje claro: <strong>\u201cEl BtR es un sector que\ntiene mucho sentido, un sentido de pa\u00eds<\/strong>.
