{"id":17217,"date":"2025-11-10T14:30:17","date_gmt":"2025-11-10T13:30:17","guid":{"rendered":"https:\/\/172.19.1.26\/?p=17291"},"modified":"2025-11-11T11:24:12","modified_gmt":"2025-11-11T10:24:12","slug":"la-financiacion-inmobiliaria-debe-adaptarse-a-los-nuevos-tiempos","status":"publish","type":"post","link":"https:\/\/www.aedashomes.com\/blog\/la-financiacion-inmobiliaria-debe-adaptarse-a-los-nuevos-tiempos\/","title":{"rendered":"La financiaci\u00f3n inmobiliaria debe adaptarse a los nuevos tiempos"},"content":{"rendered":"<p><strong>Mar\u00eda Jos\u00e9 Leal, CFO de AEDAS Homes<\/strong>, particip\u00f3 en el \u2018Real Estate Financing Forum\u2019 organizado por SIMAPro, donde expuso la necesidad de abordar nuevas f\u00f3rmulas de financiaci\u00f3n adaptadas a los nuevos conceptos residenciales como el BTR, Flex Living o la Vivienda Asequible. \u201cIncluso a\u00fan debe adaptarse a los proyectos industrializados\u201d, a\u00f1adi\u00f3.<\/p>\r\n<p>&nbsp;<\/p>\r\n<p>La Directora Financiera de AEDAS Homes lament\u00f3 que la financiaci\u00f3n tradicional (\u201cacostumbrada al suelo m\u00e1s vuelo\u201d) est\u00e9 yendo por detr\u00e1s de los nuevos modelos residenciales y esto supone <strong>un gran desaf\u00edo para todos<\/strong> los agentes que hacen posible los proyectos inmobiliarios, quienes constatan c\u00f3mo estos proyectos se demoran m\u00e1s de la cuenta por no contar con una financiaci\u00f3n \u2018ad hoc\u2019.<\/p>\r\n<p>\u201cPor ejemplo\u201d, avis\u00f3, \u201cen el caso de la <strong>industrializaci\u00f3n<\/strong> los industriales disponen de un capital limitado y requieren de cr\u00e9dito para los materiales y proyectos en f\u00e1brica. Requieren de un an\u00e1lisis diferente al habitual porque ya no hablamos de un bien ra\u00edz, sino de un bien industrial. <strong>Hay que comenzar<\/strong> <strong>a financiar promociones de viviendas fuera de obra\u201d.<\/strong><\/p>\r\n<p>Por el momento, AEDAS Homes est\u00e1 sobreponi\u00e9ndose a las restricciones que imponen los financiadores tradicionales a proyectos alternativos al BTS accediendo a apoyo financiero, precisamente, por v\u00edas tambi\u00e9n alternativas como pueden ser los <strong>Bonos<\/strong> (\u201cel mercado m\u00e1s eficiente\u201d, seg\u00fan Mar\u00eda Jos\u00e9 Leal), los <strong>Pagar\u00e9s<\/strong> o el <strong>nuevo Equity<\/strong> (para desarrollar Vivienda Asequible).<\/p>\r\n<h3>\u00a0<\/h3>\r\n<h3>Desajuste demanda-oferta<\/h3>\r\n<p><strong>\u201cExiste una fuerte demanda de vivienda de obra nueva y la creaci\u00f3n anual de hogares es elevada. <\/strong>Sin embargo, no hay capacidad de producci\u00f3n de vivienda, en ocasiones por falta de financiaci\u00f3n. Hay que solventar cuanto antes este desajuste\u201d, advirti\u00f3 la CFO de AEDAS Homes.<\/p>\r\n<p>Para la directiva, el problema de la financiaci\u00f3n inmobiliaria no es el coste, que es bajo y razonable, sino el volumen tanto privado como de la banca tradicional. En este punto, se puso sobre la mesa c\u00f3mo <strong>actualmente el pr\u00e9stamo promotor vivo se sit\u00faa en unos 20.000 millones<\/strong>, una cuant\u00eda muy alejada del nivel de los 300.000 millones que alcanz\u00f3 antes de la crisis financiera.<\/p>\r\n<p>Mar\u00eda Jos\u00e9 Leal comparti\u00f3 mesa de debate (\u2018Prospects for real estate financing in Spain\u2019) con <strong>Jos\u00e9 Luis Su\u00e1rez, Profesor y Director Campus Madrid IESE; y Jorge Gin\u00e9s, Director General de ASPRIMA<\/strong>.
