{"id":18426,"date":"2025-02-27T10:44:39","date_gmt":"2025-02-27T09:44:39","guid":{"rendered":"https:\/\/40.68.141.172\/blog\/?p=18426"},"modified":"2025-02-27T10:45:53","modified_gmt":"2025-02-27T09:45:53","slug":"real-estate-financing-forum-2025","status":"publish","type":"post","link":"https:\/\/www.aedashomes.com\/blog\/real-estate-financing-forum-2025\/","title":{"rendered":"Mar\u00eda Jos\u00e9 Leal, CFO de AEDAS Homes, ensalza el buen momento inmobiliario y financiero en el Real Estate Financing Forum 2025"},"content":{"rendered":"<h2 style=\"text-align: justify; font-size: 22px;\"><strong>Mirando al futuro, la directiva advierte de dos grandes desaf\u00edos: la necesidad de generar m\u00e1s suelo y de generar las condiciones que permitan atraer una mayor inversi\u00f3n para producir ese suelo y la correspondiente vivienda.<\/strong><\/h2>\n<p style=\"text-align: justify;\">Mar\u00eda Jos\u00e9 Leal, CFO de AEDAS Homes, ha participado en el <strong>Real Estate Financing Forum 2025, organizado por Planner Exhibitions<\/strong>, en la mesa \u2018Perspectivas econ\u00f3micas y financiaci\u00f3n residencial de proyectos destinados a la venta\u2019, donde habl\u00f3 del buen momento que vive tanto el sector de la promoci\u00f3n residencial inmobiliaria como el sector financiero.<\/p>\n<p style=\"text-align: justify;\">Sobre el sector inmobiliario, la Directora Financiera de AEDAS Homes <strong>afirm\u00f3 que el pasado a\u00f1o 2024 fue \u201cmuy positivo\u201d y el comienzo de 2025 \u201cest\u00e1 siendo continuista de las tendencias observadas en 2024\u201d<\/strong>. Y cit\u00f3 cuatro varios factores clave que est\u00e1n detr\u00e1s del auge del mercado de la vivienda de obra nueva:<\/p>\n<ul>\n<li style=\"text-align: justify;\">1\u00ba. La estabilizaci\u00f3n de los <strong>tipos de inter\u00e9s<\/strong>, en niveles razonables.<\/li>\n<li style=\"text-align: justify;\">2\u00ba. La <strong>inflaci\u00f3n<\/strong> contenida.<\/li>\n<li style=\"text-align: justify;\">3\u00ba. La existencia de una <strong>demanda<\/strong> solvente.<\/li>\n<li style=\"text-align: justify;\">4\u00ba. Y en este punto aludi\u00f3 a tres palancas para incrementar la producci\u00f3n de viviendas:<\/p>\n<ul>\n<li>1\u00aa. Generar m\u00e1s <strong>suelo<\/strong>.<\/li>\n<li>2\u00aa. Incrementar la <strong>capacidad de construcci\u00f3n<\/strong>\u00a0ante la falta de mano de obra \u00a0cualificada a trav\u00e9s, por ejemplo, de la industrializaci\u00f3n.<\/li>\n<li>3\u00aa. Atraer <strong>inversi\u00f3n extranjera<\/strong>, dado que el volumen de ahorro en Espa\u00f1a no puede cubrir estas necesidades.<\/li>\n<\/ul>\n<p style=\"text-align: justify;\">Sobre el <strong>sector financiero,<\/strong> la CFO ensalz\u00f3, igualmente, la buena predisposici\u00f3n de la banca para financiar proyectos. \u201cLa financiaci\u00f3n fluye en unos t\u00e9rmino positivos en general. Las entidades financieras tienen confianza en el sector residencial, tienen apetito y, quiz\u00e1 lo m\u00e1s importante, son disciplinadas\u201d, remarc\u00f3.<\/p>\n<p style=\"text-align: justify;\">No obstante, Mar\u00eda Jos\u00e9 Leal advirti\u00f3 de la necesidad de <strong>equity para la inversi\u00f3n<\/strong>, fundamentalmente, en el desarrollo de suelo. Y mand\u00f3 un mensaje a navegantes muy claro al respecto: \u201cHay que crear un marco jur\u00eddico y econ\u00f3mico para atraer esta inversi\u00f3n extranjera, que suponga la producci\u00f3n de m\u00e1s suelo y, por consiguiente, la capacidad de incrementar la producci\u00f3n futura de vivienda\u201d.<\/p>\n<p style=\"text-align: justify;\">En este sentido, la CFO propuso la<strong> creaci\u00f3n de un organismo centralizado<\/strong> que sea el supervisor de toda la burocracia y tramitaciones que envuelven al desarrollo del suelo, pudiendo emitir los informes preceptivos en nombre de otro organismo en caso de incumplimiento de plazos tasados. \u201cA los inversores no les vale con el silencio administrativo\u201d, concluy\u00f3.<\/p>\n<p style=\"text-align: justify;\">Mar\u00eda Jos\u00e9 Leal comparti\u00f3 foro con <strong>Carolina Roca, Presidenta de ASPRIMA<\/strong>; y Borja Tejada, CFO de Metrovacesa.
