Esta instant\u00e1nea muestra un predominio de los pisos respecto a los chalets.<\/p>\n<h2 class=\"h2-post\">Los pisos, el 76 % de los nuevos inmuebles<\/h2>\n<p>Seg\u00fan los datos oficiales, en 2017 <strong>se aprobaron 80.786 visados<\/strong> para levantar nuevas viviendas en Espa\u00f1a, de los que 61.337 correspondieron a inmuebles en bloque (pisos), 19.411 a unifamiliares y 38 a casas en otros edificios. Desde entonces, <strong>la promoci\u00f3n de los pisos ha ido <em>in crescendo<\/em> <\/strong>respecto a los chalets: 70 % en 2015 y 73 % en 2016.<\/p>\n<h2 class=\"h2-post\">Evoluci\u00f3n de las superficies<\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignleft size-medium wp-image-1335\" src=\"https:\/\/www.aedashomes.com\/blog\/wp-content\/uploads\/2018\/01\/pexels-photo-268362-300x225.jpeg\" alt=\"arquitectura aedas homes casas\" width=\"300\" height=\"225\" srcset=\"https:\/\/www.aedashomes.com\/blog\/wp-content\/uploads\/2018\/01\/pexels-photo-268362-300x225.jpeg 300w, https:\/\/www.aedashomes.com\/blog\/wp-content\/uploads\/2018\/01\/pexels-photo-268362-768x576.jpeg 768w, https:\/\/www.aedashomes.com\/blog\/wp-content\/uploads\/2018\/01\/pexels-photo-268362-1024x768.jpeg 1024w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/>En cuanto a las caracter\u00edsticas de las viviendas, desde el Ministerio de Fomento se destaca la <strong>evoluci\u00f3n de las superficies medias<\/strong> de estos dos tipos principales de inmuebles. Mientras que el tama\u00f1o de los unifamiliares se ha mantenido estable, los pisos son cada vez m\u00e1s grandes.<\/p>\n<p>El volumen de los unifamiliares ha oscilado entre los 197,8 m\u00b2 de 2013 a los 201,5 m\u00b2 de 2015. En 2017 la cifra se situ\u00f3 en los 198,9 m\u00b2. Por el contrario, los pisos han experimentado un importante aumento de superficie en el \u00faltimo lustro: han pasado de tener 106,7 m\u00b2 de media en 2013 a <strong>ofrecer 118,7 m\u00b2 en 2017<\/strong> despu\u00e9s de reflejar un continuado crecimiento cada a\u00f1o.<\/p>\n<h2 class=\"h2-post\">Demanda cada vez m\u00e1s exigente<\/h2>\n<p>La mayor envergadura de los pisos responde, sin duda, a las nuevas necesidades de una <a href=\"https:\/\/www.aedashomes.com\/blog\/primer-estudio-demanda-obra-nueva\/\"><strong>demanda mucho m\u00e1s exigente<\/strong><\/a> que en el anterior ciclo entre la que destacan los compradores repositores que buscan, en muchos casos, mejorar su estatus inmobiliario.<\/p>\n<p>De los datos de Fomento se extraen <strong>dos conclusiones claras<\/strong>. La primera, que los pisos est\u00e1n ganando la partida a los unifamiliares en el sector promotor.
