In 2019, AEDAS Homes, Spain's leading homebuilder, signed its first Build To Rent (BTR) agreement, becoming the first developer in the current real estate cycle in Spain to close the sale of a turnkey project for rental. Five years on, in 2024, AEDAS Homes has delivered close to 1,200 BTR units to different national and international institutional investors, becoming a benchmark in the development of rental housing for third parties and facilitating access to housing for young people and families.
AEDAS Homes has handed over the keys for a total of 10 turnkey rental projects (1,187 units) to five institutional partners: Avalon Properties, Lar-Primonial REIM Group, Lazora, Primevest Capital Partners, and Azora. These projects have generated revenues of over €215 million for the developer.

Beyond Madrid and Barcelona
AEDAS Homes has developed and delivered these ten BTR projects across Spain, in major cities and in municipalities in metropolitan areas. “The need for rental housing goes beyond Madrid and Barcelona,” Mr. Martínez pointed out. These developments are located in: Alcala de Henares (2), Torrejón de Ardoz, Hospitalet de Llobregat, Valdemoro, Alicante, Valencia, Madrid city -El Cañaveral- (2), and Seville.
Committed to sustainability
Among these turnkey residential projects, one stands out, as it is the first BTR Passivhaus development in Spain: Solano Residential, in Valdemoro (Madrid), developed for Grupo Lar-Primonial. This 166-unit building has obtained the highest international sustainability recognition, ensuring that its future residents consume around 70% less energy compared to a traditional building.
4,000+ turnkey units under construction
The company has three additional BTR projects under construction for Azora, with 500+ units in Alcalá de Henares (2) and San Juan de Alicante, which will be delivered in 2024 and 2025, and 20+ projects (3,500+ units) under construction for the Madrid Regional Government, through the Plan VIVE public-private partnership scheme Madrid for affordable rental housing.
Prime land for another 1,200 BTR units
AEDAS Homes currently has numerous projects in the design phase earmarked for turnkey sale to institutional rental operators. “We are talking about a prime landbank with 1,200+ units ready to develop in the country's most dynamic rental markets”, Mr. Martínez concluded.
